Get ready for more glass walls and pointed smiles: Selling Sunset is back at the end of October, a full season later and still very much addicted to chaos at The Oppenheim Group's Los Angeles office.

So what are we walking into?

Creator Adam DiVello says the new season doesn’t linger on last year’s mess. It starts where we left off and then moves straight into fresh storylines. His goal, in his words:

"There was a lot of strife in the office and a lot of hurt feelings, so we pick up and try to get past that as quickly as possible and into new stories."

The new face at the office

Sandra Vergara is the big addition. Beyond the headline connection to Sofia Vergara, she comes from entertainment journalism (E! News and People), which means she already knows how to navigate high-gloss personalities. She describes The Oppenheim Group as sharp, high-energy, and stacked with heavy hitters — and she sounds thrilled to jump into luxury real estate with this crew.

The drama the trailer is selling

The Season 9 trailer wastes no time: former besties Chrishell Stause and Emma Hernan are at odds, and the spark is Emma's boyfriend, Blake Davis. Nicole Young also hits a speed bump — she was temporarily paused from filming after an incident at an all-cast dinner in January 2025. And for longtime viewers who love a deep cut: the $75 million mansion Davina Potratz first tried to move back in Season 2 shows up again, still looking for a buyer like it’s the White Whale of the Hills.

Timing and format

Season 9 arrives well over a year after Season 8 premiered in September 2024, and Netflix is sticking with what’s worked since the show launched in March 2019: drop everything at once and let the binge begin. Ten episodes, around 35 minutes each, titles still under wraps, all landing on October 29.
